Almost everyone looking to purchase real estate in the Napa Valley has spent at least a little bit of time here as a visitor. As I meet new clients and friends every day who are considering the purchase of a home in the Napa Valley – whether it be a second or third home or even a complete move of their primary residence – I’m consistently asked the same question: ‘I know what it’s like to be a visitor in the Napa Valley – but what’s it like to actually LIVE here?’. So we’ve decided to start a new blog series called ‘Napa Valley Local’s List’ to try to help answer that very question. 

Our first stop – one of the simplest yet most necessary places you’ll need to locate and become quickly acquainted with when moving to any new area, a grocery store. As luck would have it, St Helena boasts one of the more charming grocery stores we’ve ever been to, Sunshine Foods Market – or simply know as, Sunshine. Located smack in the middle of downtown St Helena off of Main Street, this small family owned grocery store feels more like you’ve wandered into the Farmer’s Market than a normal grocery store that you’ll visit week after week for your nourishment necessities.

Now before we get into the nitty gritty of this particular grocery store gem, we’d like to mention that although we would love to shop here every time we have grocery needs (it is by far our favorite out of all the ones we frequent), that just wouldn’t be true. St. Helena is also home to a Safeway (located on the east side of town just behind Main St.) and North Napa is home to a Trader Joe’s and a Whole Foods (both about 20 minutes away). There are a number of other grocery store options in Napa, but the ones mentioned here are the ones we tend to utilize the most. We also really enjoy the St. Helena Farmer’s Market when it’s in season (a post on that coming soon!) as well as an absolutely wonderful health food store, Nature’s Select, located across the street from Sunshine.

Alright! On to the exciting stuff…

SUNSHINE FOODS MARKET – THE PROS:

THE CHEESE SECTION – The cheese section at Sunshine is out of this world. If you are a cheese person, you’re mind might be blown when you set eyes on the cheese offering here, which contains both international and local, everyday and near-impossible to find, stinky and sweet, many you’ve probably never even heard of. Although the store is fairly small compared to what most are accustomed to (Safeway/Whole Foods), they have dedicated an entire wall to their cheese selection, as well as a Cheese Expert who seems to be available at all times and who will give you a taste of anything you’d like. Yes, I’ve spent some time tasting my way through the cheese section at Sunshine prior to a dinner party, and the resulting platter did not disappoint. As a side note, I’ll mention the olive section as well, which is located right next to the cheese wall and probably deserves it’s own little section here, it’s so impressive (however I must refrain for I have so much more to talk about).

      

 

THE MEAT SECTION – Sunshine has an incredible meat department. The staff in the meat department is knowledgable and friendly and you rarely have to wait because there always seem to be at least 3-4 staff ready to assist you with your order. You’ll find organic, grass fed, free range, sushi grade, super fresh, some of the best meats and fish you’ll find anywhere. Cuts of steak with gorgeous marbling, a whole row of different types of homemade sausage, shell fish, sushi grade fish that we’ve made our own sushi with many (many) times, rack of lamb, different marinated pork tenderloin. The meat department blows the doors off of all the other grocery stores in our opinion.

 

The selection of wine at Sunshine is really remarkable (even by Napa standards). The fruits/veggies are always fresh, organic, and plentiful, and the deli has an awesome made-to-order sandwich counter as well as fresh sushi. The whole store is full of international and hard to find items that you wouldn’t expect and will be thrilled to have access to, as well as all the local items you would expect in a Napa Valley specialty store. They also have the non-specialty staples that stores like Whole Foods tend not to carry (branded cereal, Eggos, Doritos, etc). And lastly, if you don’t see an item that you want, just let them know. The store Manager Dave will be happy to make a special order for you and might even start stocking it.

      

SUNSHINE FOODS MARKET: THE CONS

We’re not usually intrigued by the offering at the hot food bar, but it does seem to be a hit with the local lunch crowd, and it does carry staples like roast chicken. And although they don’t have an onsite bakery, they do keep a case full of delicious deserts (most from local Sweetie Pies) and fresh Bouchon Bakery bread (the best in the Valley if you ask us).

It comes with the territory of having such an amazing assortment on offer, but the bill at the end can sting – but not as much as you might think. They really do seem to have fair pricing based on what you’re purchasing.  As they say, “you get what you pay for!”, and in this case, you’re paying for some of the best that the Napa Valley has to offer.

I was very proud to be recognized this past month at the International President’s Premier Awards Ceremony for being #2 in the Napa Valley and Top 100 in the world at Coldwell Banker in 2017. Spring has officially arrived in the Napa Valley! With cool mornings and evenings and perfect 70-80 degree days, we’ve been soaking up every moment of this absolutely gorgeous springtime weather. Flowers and trees are blooming, the vineyards are showing more green vines every day, and the mustard flowers are still blanketing the valley with their gorgeous tiny yellow flowers. We’ve been spending as much time as possible outside – frisbee and baseball at the park, bike rides around town, afternoons by the pool, and backyard BBQs are our ‘go-to’ favorites these days.

Things continue to move very quickly at the Four Seasons Napa Valley site. We’ve sold 2 more residences this past month, leaving only 3 of the 20 total available. The entire project is really taking shape – if you are in town and able to drive up Silverado Trail to Calistoga, you’ll be able to get a sense of the size and scope of the project and get a clear picture of the layout. It is such an exciting time for Calistoga and the entire Napa Valley to see this highly anticipated project coming to fruition.

With 17 of the original 20 residences already sold, this opportunity will only be available for a very short amount of time. We currently have 2 three-bedroom and 1 four-bedroom homes available. CHARTER OAK – GET YOURSELF THERE

Usually when a new restaurant opens, we get excited and go once or twice. If it’s good, we add it to our ‘restaurant rotation’ list. If it’s really good, we find ourselves there all the time. Well something special happened with the Charter Oak, the restaurant that opened this past summer in the space where the legendary Tra Vigne closed its doors just a few years prior, because we can’t get enough. It has definitely become one of our go-to favorite restaurants…thank goodness we live just a few short blocks away and can get there quickly and easily.

The menu is full of simple ingredients that we already know and love, yet somehow each item tastes surprisingly fresh, new and different. We’re sure it has something to do with three-Michelin-star Chef Christopher Kostow’s magic touch, but honestly those asparagus taste nothing like when we make them at home. We love that the menu is set up for easy family style sharing, which makes the whole dining experience so much more fun and intimate. And the bar. It’s gorgeous. Charter Oak probably has my absolute favorite bar in the whole Napa Valley – it’s THAT good. And last but absolutely not least – the drinks. Erin can’t stop raving about or drinking the Tequila & Honey. To top it all off, GQ has just named it one of the Best New Restaurants in the country. Well clearly we couldn’t agree more. MEASURE C – A LEADING ‘HOT BUTTON’ ISSUE IN NAPA COUNTY

Many of you have no doubt heard about Measure C, the Watershed and Oak Woodland Protection Initiative which will be voted on in a mail-in ballot to be tallied June 5. Both sides have done an impressive job of plastering our streets with ‘YES on C’ and ‘NO on C’ signs all over the county. The controversial Measure C seeks to curb further vineyard development and has bitterly divided the Napa County with heated arguments from both sides.

We got quite the surprise when we showed up to our local pool a few days ago for a little Mother’s Day relaxation, got settled and took a look around… only to see one of our absolute favorite SNL actresses lounging in the chair 5 feet away. I won’t divulge WHO, but I’m sure you can guess (she’s fun and funny and cool). So it’s apparently really happening! The incredible amount of rain we received last week (and more on the way this week) paired with the sun we are currently experiencing (hello perfect 70 degree days), can only translate into one thing. Fields of gorgeous yellow mustard flowers! It’s truly breathtaking here in the Valley right now – if you haven’t been able to experience the full bright yellow bloom that seems to be everywhere you look, I encourage you to plan a trip as soon as possible – I promise you won’t be disappointed.

I drove by just yesterday and could see the residences really taking shape with framing, siding and roofing already being completed on many of them. It has been so exciting to see this project through from start to finish. WINEMAKER THOMAS RIVERS BROWN

Holding the title for youngest winemaker in history to score a perfect 100 from Robert Parker Jr. (one of the world’s top wine critics), and with over 25 wines scoring a 94 or higher (again, from Parker), he’s definitely one to keep an eye on. SAVAGE & COOKE COMING TO MARE ISLAND

Many of us living in the Bay Area have heard about St. Helena local Dave Phinney’s plans to open Savage & Cooke, a distillery on Mare Island (once the largest naval base west of the Mississippi River which is actually a peninsula located in Vallejo). If you live in our little community, you’ve no doubt met Phinney, the winemaker/wine entrepreneur behind wine brands like The Prisoner & Orin Swift, as well as the Locations line of wines, just to name a few. In addition to the distillery, Phinney has plans for a winery, a fried chicken restaurant, a public park, a rooftop bar, a boutique coffee roaster, artists’ studios, as well as a leather goods business, furnished by cattle whose meat he will also sell. Fall has arrived! With the evenings cooling off just a bit, we’re already enjoying nights out by the firepit and even starting to see some leaves beginning to change into bright oranges, yellows, and reds. Our figs just ripened and were harvested last week, which usually means that summer is just about over. With school back in session, harvest parties in full swing, and visions of hot drinks, bundled up walks, and gorgeous vibrant vineyard colors, we just can’t get enough of how spectacular each and every season is here in our wine country community!
Things are moving along quickly at the Four Seasons Napa Valley site – if you’ve had the pleasure of driving up valley via the Silverado Trail lately, you no doubt have noticed that we’ve gone vertical! We’re on track to open in early 2019 and I love seeing so many changes each time I go to the property, which is daily. If you enjoy wines from the Napa Valley, you’ve probably heard of the vineyard lands in Oakville named To Kalon (pronounced TOW-kuh-lawn). This 678-acre collection of vineyards in western Oakville currently has 6 different owners and produces what many would deem to be the area’s most desired grapes. What cannot be disputed is that the To Kalon vineyard is the most famous in the region – and has been for a very long time. If you are interested in Napa Valley wine and the unique history surrounding this storied vineyard, I highly recommend checking it out.

This event has grown so much over the years and gives back to our community, with the nonprofit festival association’s ultimate mission: to enrich arts education for 30,000 Napa County Unified School District students. What an amazing past week it has been here in Napa Valley with temperatures in the high 70s – 80s. We experienced an unusually hot the week prior to that, topping out around 112 one day (!), so we’re crossing our fingers that the hot spell is over and we can continue on with this perfect summer weather. With the 4th of July just around the corner, we’re really looking forward to some good old fashioned American BBQ, fireworks, pool time, cool drinks and of course the legendary Calistoga parade.
If you’ve driven up valley via the Silverado Trail lately, you no doubt have noticed the Four Seasons Napa Valley site, located on the eastern side of the Trail and nestled in the surrounding vineyards. With the weather finally cooperating, construction is well underway and things are moving along at a swift pace, albeit most of the progress is underground for the time being. That said, we are slated to begin pouring foundations in July with framing commencing this fall. Each of the Residences offers its own unique vantage point of the valley floor, with views of the surrounding vineyards and Mayacama and Vaca Mountain ranges. Pairing each residence with its rightful owner has been a fulfilling endeavor – but one that will soon come to an end with only 7 homes remaining.

With interest so high and 13 of the original 20 residences already sold, the developer has made the decision to increase the pricing of our 3 bedroom residences from $4.25MM to $4.5MM. The date this increase will take place is July 19, so a small window of opportunity still remains to take advantage of the original pricing. CONSTELLATION PURCHASES CULT WINERY SCHRADER CELLARS

After last month’s list of large acquisitions in the wine world, we thought we might be done for a while… not the case! In another exciting purchase this month, Constellation Brands announced it has acquired Napa Valley cult winery Schrader Cellars for an undisclosed sum (undisclosed only for now, being that Constellation is a publicly traded company). Schrader Cellars produces between 2500-4000 cases of Cabernet Sauvignon. Being that this is one of our absolute favorite wineries in the valley, we were happy to hear that the agreement is for the new owners to leave the operation and brand alone. CHARTER OAK IS FINALLY OPEN – AND IT’S AMAZING

We feel like we’ve been waiting forever for the new restaurant on Charter Oak Avenue (also named Charter Oak) in St. Helena to open. Ever since Tra Vigne closed, and once we heard the spectacular news that chef Christoper Kostow (the three-Michelin-starred chef of the Restaurant at Meadowood) would be owning/running this new restaurant, we’ve been chomping at the bit to try it out. Which we did… and as expected, it was well worth the wait. Do yourself a favor and make a reservation asap. If there is one thing Napa Valley does almost as well as it does grapes… it’s peaches! If you have never purchased a Napa Valley peach at the corner of Silverado Trail and Deer Park Road, you’re missing out. From May until September, peaches are in season here – the best ones can be found at the Farmer’s Markets and on the corners of roads randomly throughout the valley – just keep your eyes peeled for them. This past month has continued to be quite busy on the sales front with 2 more residences at the Four Seasons Napa Valley going under contract, leaving only 8 homes available for purchase. We have been thrilled with the response to this project, especially with the group of new Residence Owners who are now in the process of choosing finishes and working out the details for their new homes. An extraordinary community of homeowners is coming together and we look forward to completing the residences in approximately 18 months!
If you have been in the Valley lately, you may have noticed a whirlwind of activity at the site. As the rains subsided in March, the construction team began dewatering the site in preparation for construction. The first activities included excavation and trenching for the installation of the storm water management system along Rosedale Road and across the southern border of the property. The majority of the piping and structures arrived at the site in early May and the team anticipates completion of this scope of work near the end of the month. Excavation of the footings for the main hotel building also commenced in early May and preparations for the offsite improvements along Rosedale and Silverado Trail are well on their way. Over the next two months the utility work will continue throughout the site while excavation of the footings and foundations are accelerated through the main hotel buildings and onto the hotel villas and residences. The first vertical construction is anticipated to start later this summer. Our crew is full steam ahead!

E&J GALLO WINERY PURCHASES STAGECOACH VINEYARDS

The biggest news this past month in the Napa Valley winemaking world is hands down the announcement that E&J Gallo Winery has purchased Stagecoach Vineyards, which is located on the eastern ridge of the Napa Valley. Owner Jan Krupp has been selling grapes from this property for years to almost 100 wine producers and about half of those grapes – more than 600 acres – are prime cabernet sauvignon. The sale has left many vintners wondering where they will be getting their grapes from moving forward – and although E&J Gallo has said that they will extend the contracts already in place, many are said to be feeling uncertain about how long that will last and what this will mean for the long term. No sale price has been made public, but one industry expert estimates the land is likely worth more than $300MM. Click here to read more about this tremendous acquisition.

NAPA VALLEY GEARS UP FOR BOTTLEROCK THIS WEEKEND

The buzz around town this week, and for the past month honestly, is all about BottleRock. Everyone seems to be scrambling for tickets to the sold-out show that takes place at the Napa Valley Expo this Friday, Saturday and Sunday. With an estimated 40,000 people attending each day, it’s no wonder the festival’s promoters, Latitude 38, are putting quite a bit of elbow grease (and cash) into the beautification of the Napa Valley Expo, which is normally home to carnivals and destruction derbies. HOTEL YOUNTVILLE TO SELL FOR REPORTED $96.5MM

CHEF MICHAEL CHIARELLO TO OPEN 3RD YOUNTVILLE RESTAURANT

If you’re a fan of Bottega or Ottimo at V Marketplace, both owned by Chef Michael Chiarello and located in the little town of Yountville, you’ll be happy to hear that a third restaurant by Chef Chiarello is in the planning stages in the same town. The new hot spot is proposed to be, “a modern burger house with an Old World–style soda fountain and liquid-nitrogen flash-chilled made-to-order ice cream.” No word yet on a name, but we’re looking forward to trying this one out soon!

SONOMA AIRPORT TO CONTINUE EXPANSION

We were excited last month when Alaska Airlines signed on as the first major airline to fly in and out of little Sonoma Airport. But now, 4 more major airlines have reportedly followed suit with Allegiant, American, United, and Sun Country all coming on board as well! Our little airport is growing and we couldn’t be more thrilled. Flying with kids (or without, let’s be honest) is hard enough without having to drive over an hour and a half to get to the airport in the first place. This really is something to get excited about if you travel to and from the Napa Valley often.

Harvest is in full swing here in the Napa Valley! If you want to get in on the action, come on up for a day trip, or if you’re lucky enough to find an open spot, book a last minute stay at one of the hotels around the valley. There is plenty to do during harvest – al fresco dining, wine tastings on the patio, grape stomping, and it feels like there are multiple harvest parties going on at any given time.
The trees and vines are showing the first signs of the vibrant color change that’s about to take over the blanket of green we are currently seeing – things are about to get crazy beautiful here in the Valley! Not that they weren’t already… we are just a little bit in love with Fall here in the Valley though. If you haven’t experienced it, believe us that it should be moved to the top of your ‘must-do’ list.

Not unlike those in the grape farming business, sellers across Napa Valley are finding the last several weeks to be “harvest” time with regard to selling their properties. Real estate agents and their clients around the valley are busy. It is interesting to note that according to a recent article published by CoreLogic, that although median prices continue to rise, “adjusting for inflation, the San Fransisco Bay Area’s median sales price in August 2016 remains about 15 percent below its June 2006 peak.” And although the market appreciation has slowed from the pace of 2012-2014, gains “have since been single-digit and fairly steady averaging 7 percent over the past two years.” With the limited supply of available properties on the market and a deep pool of interested buyers, we can expect to see a strong finish to the 2016 selling season.

THREE-MICHELIN STAR TOKYO CHEF COMING TO NAPA VALLEY

We had to put this one first because, well, we are obsessed with sushi. The new restaurant, Kenzo, will be located in the former Pearl space in downtown Napa (1339 Pearl St.), and will be, “an intimate, high-end, prix fixe restaurant with 27 seats, which includes a ten-seat sushi bar and seven-seat private room.” Heading up the restaurant will be executive Chef Hiroyuki Kanda, who currently runs Kanda in Tokyo, which has earned three Michelin stars for the last nine consecutive years. We are absolutely on the edge of our seats waiting for this new spot to open, which is scheduled for November 16th.

As you all know by now, one of our favorite places in our little Valley is Solage in Calistoga. We are members there and try to spend as much time as we can at the pool, fitness center, SolBar, and Spa Solage. Solage opened in 2007 and was managed by Auberge until 2014. In a partnership with hotelier Greg Flynn, Solage has now returned to Auberge Resorts as the third property in Napa Valley, along with Calistoga Ranch and Auberge du Soleil. If you’ll be in the Valley next month, the Napa Valley Film Festival is a must do. We’ve attended some really wonderful short films in the past, and are so honored to know one of this year’s filmmakers, our very good friend Ms. Kelly Amis! Her film is titled “Think of Calvin” and is part of the Documentary Shorts program and will screen four times, which are all listed on the NVFF website. However, if we were to choose to attend just one, the Friday Nov. 11th showing at 8 pm at the Farmstead Theatre in St. Helena would be our pick (we adore Farmstead).

There are so many other wonderful films to check out as well –

With September upon us and summer quickly coming to an end here in the Napa Valley, we can’t help but get excited about the coming months. With everyone returning from summer vacations and getting ready for back to school and preparing for harvest, town is bustling and the transition to fall is palpable.

We are especially looking forward to cooler days, sweater weather, hot morning coffee on the porch, warm afternoons at the pool, the change of colors in the vineyards, cool breezes, and lots of time spent enjoying the outdoors while the temperature lingers around 75 for weeks on end (fingers crossed!). If you have not experienced Napa Valley in the fall, you should consider booking a getaway now. Things tend to fill up quickly during harvest, but if you can snag a room or a rental, you’ll be happy you did.

Available real estate in Napa Valley continues to be scarce with very few new properties hitting the market as we enter the fall market. Both “on” and “off” market transactions continue and well priced properties (at almost all price points below $10MM) continue to move swiftly. Just a few weeks ago, I represented a seller in an “off” market land sale in Calistoga. The property was unique and although we are limited by a confidentiality agreement, I have shared some of the details below. We’ve mentioned before how excited we are about the new hotel going in at 1915 Main Street located at the northern end of St. Helena (immediately before the ‘tree tunnel’ as our children like the call it, that leads out of town towards Calistoga). Construction is well underway and we can see progress being made daily. With 73 rooms, vineyards views, a new restaurant and bar, plus a 3,500 sf spa, we are counting down the days until it opens in several months. Read below for more.

NAPA WATER TAXI TO SAN FRANCISCO

If you’ve ever dreamed of visiting Napa Valley by boat (or leaving from Napa Valley for a day in the city) without needing to get in a car, your dreams may be about to become a reality. From The Napa Valley Register, “A provider of water taxi services crisscrossing the San Francisco Bay hopes to take its boats north to Napa – and take over daily operations of the city’s downtown dock. The proposal by Tideline Marine Group would place the company in charge of managing the 176-foot-long dock, which opened in 2013 on the Napa River’s west bank outside the Riverfront retail and housing complex. In addition, Tideline would launch an on-demand taxi service ferrying Napans to piers in San Francisco, Oakland and other Bay Area destinations.” Click the links below to continue reading about this exciting proposal.

SOLBAR IN CALISTOGA (OUR FAVORITE) GETS REVIEWED BY MICHAEL BAUER

If you live in the Bay Area, you no doubt know how important a review from SF Chronicle food critic Michael Bauer can be. We have loved Solbar, the restaurant at Solage in Calistoga, ever since we moved to the Napa Valley back in 2007 and have spent many an anniversary, birthday, or simple weekday dinner out relaxing by their outdoor fire or cozying up inside. We are so happy to call this place our little Napa Valley retreat (you can usually find us at the kids pool, but we try our hardest to get to Sol Bar as often as possible as well). Congrats to you, Solage, Solbar and Chef Brandon Sharp for the amazing review and write up – well, well deserved in our humble opinion!
